This section of our website explains more about the materials used and how our rooms are constructed. Every project is different simply because everybody’s circumstances and requirements are unique. Therefore elements of the process may vary. Below are the key points that apply to all our Swift Garden Rooms.

TECHNICAL INFORMATION (For specific details on each model - please see the links at the bottom of this page) | |
Foundations |
Modular foundation system using "Swift Foundations" with accurate and strong building support. Subject to site conditions these can usually be installed onto the site with minimal excavation and maximum effectiveness.

Wall sections |
Structural Insulated Panel System (SIPS) with 100mm Polyurethane insulation sandwiched between OSB sheets. SIPs are fabricated using timber from sustainable sources and offsite fabrication reduces waste and mess. This, and light unit weight, also reduce embodied and transport energy. Their high insulation and air-tightness reduce the major sources of building energy use, making them one of the ‘greenest’ construction materials. The foam insulation is ODP zero (Ozone Depletion Potential) and has a low GWP (Global Warming Potential).
SIPs, through their strength and ease of connection, offer the designer more versatility than other construction materials, allowing many possibilities beyond the conventional.

Windows and Doors |
Aluminium, hardwood or PVCu framed windows and door systems. Toughened and double glazed thermally efficient glass. High security, insurance standard locks. | |
Base and Floor |
Heavy duty ring beam supporting SIPS floor incorporating Polyurethane insulation and structural strengthening. | |
Roof |
SIPS panels with integral insulation and excellent load-bearing characteristics. Flat Roof Designs are covered with single ply Firestone EPDM synthetic rubber which has a 25 year guarantee and 50 year life expectancy. Aluminium edging trim and black guttering and downpipes are used. Water is drained to the ground, or a prepared soakaway, or a water storage butt. Duo-pitch Roof Designs are covered with Marley Rivendale slate-effect tiles or matching tiles to your existing property. | |
Internal walls and Ceiling |
Plasterboard and plaster skim. Skirting boards. Your building will be decorated in Matt White or any other standard Dulux colour of your choice. | |
External cladding |
Long lasting Western Red Cedar T&G boards with a V-joint profile. As well as an attractive appearance, the natural characteristics of this wood give it great longevity. Typically it has a life expectancy of at least 30 years without any treatment. Over time, if left untreated, the colour will fade to a silvery grey. Preservative and decorative treatments can be applied, if desired. | |
Electrics |
Fully pre-wired internal electrics with Part P certification. There will be an independent consumer unit to protect and control all circuits within your Swift Garden Room. Brushed steel finished double sockets (minimum of 6) and a choice of recessed down-lighters or spotlight units. The connection of power from your house with armoured cable is subject to a separate additional quotation. | |

DESIGN AND CONSTRUCTION
Swift by name......
Make no mistake, our Swift Garden Rooms are permanent structures that you will feel completely at home in and be able to use just like any other space in your property. However, we design them to be built with the minimum of disruption. Highly sophisticated building elements enable the main structure of your Garden Room to be completed typically within a couple of days of starting work on site. A few more days are usually enough to make it look fantastic and add all the services and finishing touches that will make it a true “detached extension!”
Our team of manufacturers and design technicians are highly experienced in this method of construction. They confidently handle and deliver projects from a compact garden office up to prestigious housing developments. Your new Swift Garden Room is being managed and installed by professionals.
We have a standard range of buildings that are typical of our clients’ needs. They are pre-designed and once the personal choices have been made we can go into production immediately. If you need a modification of a standard design, or even a complete one-off, then our experienced design team set to work creating plans and illustrations for your bespoke model, to ensure that you are entirely happy with the concept. It will be thoroughly checked for structural integrity and safety and then be accurately priced.
